What kind of properties do you handle?
Garages and boxes, business units, warehouses and commercial buildings. For letting and for sale.
What does it cost?
That depends on your property: its floor area, whether it has electricity, the location, the photos and the demand. We work out the price for you after the intake. You only pay the success fee once the deal is done.
What exactly does the AI do?
The AI answers every enquiry within a few minutes, including nights and weekends, and asks about budget, intended use and start date. So you only see people who really fit. The AI may draft emails to you, but Julian reads and sends every one himself. Appointments and the deal itself are handled by people: Julian and you.
How is this different from a letting agent?
We do the work that takes the most time: listing, answering enquiries, asking the follow-up questions and booking viewings. You negotiate and sign yourself. We work out the price per property, and you only pay the success fee once the deal is done.
I already have a letting agent. Can I use you as well?
Yes, as long as your agent doesn't have a sole agency agreement. You only pay us a success fee if the tenant or buyer comes through us.
Do I need to be at every viewing?
Yes, you (or someone you choose) open the door. We book viewings at times that suit you.
How soon will my property be online?
Within 48 hours of your intake. The intake takes about 5 minutes and a few photos, on your own overview page.
Where will my listing appear?
On the biggest Dutch sites for commercial property and garages, and locally where it makes sense. Your overview page shows when your listing is online.
Who chooses the tenant?
You do. We pass on serious candidates with what we know about them. You choose, negotiate and sign.
Could the AI filter out a good tenant?
Every enquiry that reaches us is kept with a label: serious, doubtful or spam. Doubtful and spam stay on file too. Julian sees them all and can change a label himself and still pass someone on.
Am I tied to anything?
No, not before you sign. The term and notice period are in the agreement; you can read it at your own pace through your overview page beforehand, and Julian goes through it with you.
What if it doesn't work out?
Then you don't pay a success fee. The start fee covers writing and placing your listing; that work has been done by then.
Do you handle sales too?
Yes. Same approach: list it, ask the follow-up questions and only pass on serious buyers. We agree the success fee for a sale with you upfront.
